Park at Fort Gillem:
Built in 1952 as military housing for neighboring Fort Gillem, this 125 unit rental community is now available for lease to the public. The 30 acre property is located in Ellenwood, Georgia, which is approximately 23 miles southeast of Downtown Atlanta. The unique floor plans in the community consist of 2 and 3 bedroom townhomes, large 3 bedroom duplexes, and 10 single family homes with carports. These larger floor plans allow us to compete well with newer, smaller apartments in the area. Our renovations to the community included new plumbing lines, new electrical lines, new kitchen cabinets, installation of central air, new furnaces, new carpet, new tile floors, new bathroom fixtures, new appliances and new lighting. Renovation costs totaled approx. $10,000 per unit in 1998. Rents increased substantially after renovations were complete. The location of the community allows residents to commute easily to Downtown Atlanta, Buckhead, and other job centers throughout the metro area. Through our affiliates, our role is as property manager and sole owner of the property.
